HOAs can be both a benefit and a detriment. It depends on the homeowner. If you prefer less restrictive rules then it would behoove you to request a copy of the CC&Rs from the agent selling the home. I am in new home sales and I have always allowed a prospective buyer to review the CC&Rs prior to purchase if they requested it. Any good agent should be willing to provide that.
